What this work costs, and where the numbers come from

Two trade sources, set out side by side. Where they agree the range is probably sound. Where they disagree you are seeing the honest uncertainty.

Every cost page in this trade has the same problem, which is that the honest answer is a wide range and a wide range does not sell anything. This one deals with it by showing two published sources next to each other and naming which is which, so you can see where they agree and where they do not.

Neither is local. That is stated up front because it is the most important caveat on the page.

The two sources

The first is a Southeast Michigan waterproofing contractor's 2026 pricing guide. It is Michigan pricing, which is the closest thing available, but the company works Macomb and Oakland counties, roughly a hundred miles from here.

The second is This Old House, updated in March 2026, which is national editorial pricing.

Both are trade sources. Neither is a survey, and neither is a quote.

That is the one item where two independent sources land on exactly the same range, which is a reasonable basis for planning. On a typical perimeter that works out at the whole basement figures below.

The exterior figures are the widest disagreement on the page, and the gap is worth understanding rather than averaging away. The Michigan source is quoting a full excavation and membrane system; the national average is likely pulling in smaller and shallower jobs. For a seven foot basement in valley clay, the higher set is the more realistic planning number, for the reasons on the exterior excavation page.

The ratio that matters more than the totals

Interior drainage at 60 to 120 dollars per foot against exterior at 150 to 300 and up is roughly a factor of two and a half. That ratio is more stable than any individual number and it is the thing to carry into a conversation with a contractor.

It also frames the central question, which is not how much but which. In this valley the water is usually arriving from beneath the slab rather than through the wall face, which makes interior drainage the right work far more often than not. Being steered toward the expensive option without a clear account of why is the single most expensive thing that can happen on a basement job here.

Costs nobody quotes

Reinstatement after exterior work. Shrubs, steps, a patio slab, part of a drive. Ask for it priced, not described.

Spoil. Valley clay is heavy and wet and there is a lot of it out of a deep trench.

Permits. Usually trivial, and in Saginaw Township you can check the arithmetic: 80 dollars base plus 8 dollars per 1,000 dollars of construction cost, which on an 8,000 dollar job is around 144 dollars. A permit line of several hundred dollars on a job that size is worth a question. Elsewhere in the region fee schedules are harder to obtain, which is covered on the town pages.

Discharge. If the pump has to reach somewhere it is allowed to discharge and that is a long way, the trench and pipe are real money, and which municipality you are in decides what is allowed.

Power. A new circuit for a pump, and a backup if you want one.

Questions people ask

Why not just publish a local price?
Because there is not one to publish. Nobody sources basement waterproofing pricing for this specific market, and making a number up so a page looks authoritative is how homeowners end up anchored to a figure that has no basis. The ranges below are real published trade figures with their origin named, which is less satisfying and more useful.
Which end of the range should I expect?
Depth, access and how much of the perimeter is involved drive it more than anything else. A partial run along one wall of a walkout is at the bottom. A full perimeter in a deep basement with a finished interior to protect and awkward access is at the top. In this valley the water table pushes jobs toward full perimeter more often than in drier markets, which pushes the typical job up the range.
Is the cheapest quote usually the problem?
Not automatically, but a quote well below the others usually differs in scope rather than in price. Common gaps: partial perimeter described as full, no vapour membrane, an unsealed pit, no check valve, reinstatement of the concrete strip left rough, spoil removal excluded, and permits left for the homeowner. Compare scope line by line before comparing totals.
